Our Mission & Philosophy
With Dan Joy’s company, Earned and Secure Reverse Mortgage, we believe in the power of reverse mortgages as a valuable tool for retirement planning and a way to provide greater financial freedom for unexpected cost with aging. Since 2015, updated FHA regulations have strengthened protections for HECM borrowers and their spouses, offering safeguards that were not previously in place. We have also researched independent financial planners (not affiliated with reverse mortgages) who recognize reverse mortgages as a smart option/tool/instrument when used responsibly.
Our goal is to give people flexibility they normally wouldn’t have, turning their home into a secured asset that can be planned for and predicted — especially in times of high inflation and financial uncertainty. We guide clients to access their home equity safely, thoughtfully, and strategically, providing clarity and peace of mind every step of the way.

Local Roots: Born in San Francisco, fourth-generation, and Santa Cruz homeowner
Family: Married, father of a 3-year-old son, owner of an 80 lb dog
Education: Bachelor’s degree (San Francisco State University), Associate degree (Lake Tahoe College)
Hands-On Experience: Property management, ADUs, and a tremendous amount of construction work on own properties
Volunteer Work: Handyman assisting seniors with home improvements
